Where can I find the Instructions for installing Market Theme update? Will my existing product files, pics, etc. remain intact?

The "readme.html" file included in the download package will provide you with the instructions.
Your database will remain intact. You may need to update your category structure of how you organize products on your website, but that's minor and is covered in the readme file too.

Ok, I Installed it as said, then when I went to "activate", I went back to the installed themes page and it said "The active theme is broken. Reverting to the default theme….style sheet missing". So now I'm stuck again….

Sounds like the files didn't upload completely, or had a problem in the process.
Upload the new MK4 theme files again. (You may have to FTP upload manually if the upload tool isn't working for you.)
When it's finished uploading, then refresh the "appearance" menu tab and the MK4 theme should be available.
